The stress test helps ensure that you can afford your mortgage payments now and in the future if the mortgage rates were to rise before your next renewal. Are you familiar with mortgage default insurance? You don't have to put down 20% on a property, you can put as little as 5% down!

In order to be able to put a down payment between 5%-20% the mortgage must be insured by a default insurer. There are 3 different mortgage default insurers in Canada: CMHC, Genworth, and Canada Guaranty. They protect the lender in case of default, offsetting some risk for them. If your mortgage is insured by a default insurer will charge an insurance premium which will be added to your mortgage balance so you don't have to pay it up front.

If you have an insured mortgage (less than 20% down payment) you have access to some of the best rates on the market because they are less risky to the lender!

Pre-qualification is not a pre-approval. What are they and what should you do?

Typically the first step is getting pre-qualified. You can get pre-qualified in less than 60 seconds on my Mortgage Toolbox App (link in bio). A quick pre-qualification will ask questions to estimate the max purchase price you can afford.

The next and more important step is to get pre-approved. A pre-approval is completed with a mortgage professional (ME!). At this stage, we will complete a mortgage application and gather all the necessary documents to give you an accurate max purchase price. We can even send the application to a lender and get an interest rate held for up to 120 days while you start shopping!
