If you’re thinking about buying a newly built home, the Government of Canada just made things a lot more affordable. The First‑Time Home Buyers’ GST/HST Rebate is now live — and it can put thousands of dollars back in your pocket.

Eligible first‑time buyers can receive a full or partial rebate of the GST/HST on new or substantially renovated homes — up to $50,000.

Builders can apply the rebate directly at closing, reducing the amount you need to bring to the table.

If your builder doesn’t credit it upfront, you can still apply directly through your CRA account or by mailing in the appropriate form (GST190 for builder‑purchased homes).

For owner‑built homes, applications are also available (GST191), as long as construction started on or after March 20, 2025.
