Everyone talks about saving for a down payment, but nobody warns you about what actually goes down in the final hours at the lawyer’s office. It’s a lot more than just signing your name and grabbing the keys
If you want your possession day to go smoothly without last-minute delays, make sure you have these three things locked down:

Two pieces of valid government ID. A single driver's license won't cut it, and the names must match your mortgage approval exactly.

Your remaining funds. Be ready to clear your closing costs and the rest of your down payment via bank draft or wire.

Active property insurance. You cannot close without providing proof.

Once the lawyer verifies everything, changes the titles, and coordinates with the lender—the house is officially yours.

Removing conditions is the moment your offer becomes real — and most people don't know what they're actually waiting for.
Two things need to happen first:
✅ Home inspection done and you're satisfied
✅ Mortgage fully underwritten — documents verified, income confirmed
Once both are checked off, your broker gives you the green light. Then you remove conditions.
One thing most buyers don't realize — the second you remove conditions, your deposit becomes non-refundable. Don't do it until you're actually ready.
