Real estate myth: you have to put 20% down on a house.

This myth is so wrong – in fact, most people put down much less than 20%, due to the minimum requirement being 5% down on a house under $500,000 in purchase price.

Once the purchase price of a home exceeds $500,000 then the downpayment requirements change.

For some people, this is a deal-breaker when it comes to buying a home. They absolutely need a space to work that’s separate from the rest of the house. Many people who have shifted into remote work are in this camp.

But others couldn’t care less about having a dedicated workspace. It’s just not a priority for them

So how important is a dedicated workspace to you? Do you need a workspace, not need one, or are you somewhere in the middle?

House hunting is stressful. And sometimes what you need is a reminder that whatever you’re feeling is OK!

So if you need to take your time, ask lots of questions, then do it! Your agent is there for you every step of the way and will help you get your questions answered and schedule out showings in a way that works for you.

And if you don’t win your first offer, you’re not alone. Very few buyers are getting their first offer accepted right now, so keep going! Now is not the time to settle for a home you don’t love.

The most important thing to remember is that you need to persevere and work with your agent to find the home that will make you happy for years to come.

Question of the day: What’s the worst part of renting?

Hard to choose, right?

There are the minor inconveniences of having loud neighbours who stomp around and being unable to design your home the way you want. You have to live at the whims of other people.

But there are bigger problems when it comes to renting – ones that can really impact your finances and future. Rent keeps increasing, and none of the rent you pay will build up in equity – it just disappears into your landlord’s pocket!

A good lender will explain all of the different loan options to you and help you decide on which funding option is the right one for you. And they’ll help you get pre-approved so you can understand how much house you can afford. That will ultimately determine which homes you end up seeing with your agent, so it’s super important!
