🏡 Two closings. Two first-time home buyers. Two new homeowners on back to back days! 🔑

Thursday and Friday were both closing days for two of our first-time home buyers, and these are the days we love.

Buying your first home comes with a LOT of questions.

How much can I afford?
What do I need for a down payment?
What happens after my offer is accepted?
What documents do I need?
And… what happens next?!

That’s where we come in.

Yes, sometimes we go horseback riding at 11:30 on a Wednesday morning. 🐴☀️

And I absolutely love that our business gives us the flexibility to do that.

But here's the part you don't always see...

You don't see me talking with clients at 8:00 at night because that's when they're finally home and able to talk.

Or sending last-minute documents to a lender at 9:00 p.m. because their mortgage is closing Thursday.

You don't see the 6:30 a.m. emails with an underwriter making sure everything is finalized on funding day.

Or the Saturday morning and Sunday night conversations with clients who are actively negotiating an offer and need to know:

"Can we go another $5,000?"

"What about $10,000?"

"Are we still comfortable at that price?"

This business doesn't always fit neatly between 9 and 5.

And honestly, that's one of the things I love about it.

Sometimes our clients need us at 8:00 at night.

And sometimes Wednesday morning is a little quieter, the sun is shining, and Kenzie and I can saddle up and go for a ride. 💛

So yes, we take advantage of those slower moments when they come.

Because flexibility works both ways — we're there when our clients need us, and we make room for life when we can.

A little moment from last week that probably doesn't look like a big deal…

Kenzie and I headed to the barn late afternoon, and Brett headed to the driving range. ⛳

Nothing particularly exciting about that, right?

Except for Brett, it kind of is.

After more than 20 years in the automotive industry, he's used to his days belonging to the dealership. If it was a weekday afternoon, he was at work. If the weather was beautiful, he was at work. There wasn't really an “I think I'll go hit a bucket of balls” option.

This past year has brought a lot of change for our family, and not all of it has been easy. But moments like this remind us that change can also create room for things we didn't have room for before.

And strangely enough, that's something we talk about with our mortgage clients all the time.

Sometimes the goal isn't simply the lowest rate or the biggest house.

Sometimes it's about creating a little more room.

Room in the monthly budget.
Room to make a change.
Room to enjoy your family.
Room to breathe.
Or maybe just room for a bucket of balls on a beautiful weekday afternoon. ⛳

That's why when we talk mortgages, we want to know what you're actually trying to accomplish — because the mortgage is only one piece of the bigger picture.

Sometimes you have to say yes to the things that are a little outside your comfort zone. 😂

Tonight my brother Dan Janes convinced me to head to Ganaraska Brewing company for karaoke night, hosted by local realtor Erin Billings . 🎤

Anyone who knows me knows a Friday night at a bar is not exactly my natural habitat. 😂 Give me a barn, a horse, a campfire or my couch and I'm usually pretty happy.

But I went — and I’m so glad I did!

We laughed, had a great time, and Zander Turck joined us for the night too, which made it even better. ❤️

No, I did NOT get up and sing 😂… but apparently stepping outside your comfort zone every once in a while can be pretty fun.

And here's the kicker… we're already planning to go back in two weeks! 😂🎤

Such a fun night right here in Port Hope. ❤️

We've been having this conversation a lot lately with our clients...

“We make a decent income. The bills are paid. But somehow, there just isn't much left at the end of the month.”

Sound familiar?

It's not always about how much money is coming in.

Sometimes it's about how much is going out every month.

Mortgage.
Line of credit.
Credit cards.
Vehicle payments.
Other loans.

Individually, the payments may feel manageable. Put them all together — along with the rising cost of everyday life — and suddenly there's very little breathing room left.

For homeowners with equity, your mortgage may be one piece of the puzzle we can look at.

That doesn't mean refinancing is automatically the answer. Sometimes it makes sense. Sometimes waiting until renewal makes more sense. And sometimes the numbers tell us to leave the mortgage exactly where it is.

🎒 850 BACKPACKS. One incredible community. ❤️

This morning, we had the opportunity to join Northumberland United Way and an amazing group of volunteers and community members to help organize and stuff 850 backpacks for local kids heading back to school — from JK right through to high school!

There was something pretty special about seeing everyone working together, knowing that each backpack will soon be in the hands of a student in our community. ❤️

After seeing so much generosity during our Stuff the RAM Backpack Drive, it was wonderful to be part of the next step and actually help get these backpacks packed and ready to go.

A huge thank you to Northumberland United Way, all of the volunteers, donors, businesses and community members who helped make this possible.

850 backpacks. 850 kids starting the school year with a little extra support behind them. 🎒❤️

We are so grateful to be part of a community that continues to show up for one another.
