If you are looking for a FIXED term mortgage now, the mortgage stress test has just gotten tougher. Most 5 year fixed mortgage rates are currently over 5%, making the NEW qualifying stress test rate a full 2% higher at 7% or more. On the other hand, the qualifying stress test rate for variable mortgages is still low at 5.25%, so many borrowers are choosing a variable-rate mortgage to maximize their borrowing power.

If increasing your borrowing power is important to you, there are some options that you can consider:

1) Choose a variable rate mortgage. Currently this will give you the highest borrowing power, however, when the Bank of Canada meets on July 13th it is likely they could raise the qualifying rate at the same time as they raise their key lending rate. It is unlikely they will raise the qualifying rate to 7%+ - most are thinking it would be in the low-mid 6% range.

2) Select a shorter fixed term mortgage. The rates for a 2 or 3 year term are a bit lower than the 5 year fixed. This means the qualification rate of a 2 or 3 year term will be lower than a 5 yr term.

3) Ask me about a credit union or alternative lenders. While Canada’s banks are mandated by OFSI to enforce the mortgage stress test, provincially regulated credit unions and alternative lenders are not. This means that these institutions can decide what they feel is financially prudent. Some of our credit unions will allow borrowers to qualify at a lower qualification rate which can make a big difference in the amount you can qualify for.
