High-end buyers aren’t always cash buyers. Above $1.5M there’s no mortgage insurance, so 20% down is the floor, and the lender still wants proof of income, assets, and liquidity. If your agent isn’t pre-qualifying the buyer before the showing, they’re giving tours, not selling homes.
