You know its been busy when i dont even have time to post. My investors have been taking up all my time :) lots of offers being made on future rental properties and ive got the mortgages to go with them :)

Just because a bank says no doesn't mean a mortgage agent cant get a yes... From a bank. Another happy client who thought their deal was impossible just because 1 bank said no :)

busy working on refinances. If your mortgage is half way through its term and your rate is higher than 1.84 you should contact me. In most cases I'm able to save my clients money even after the penalty for breaking their mortgage early.

This pandemic has been creating an interesting environment within the real estate and mortgage industry. Sales have been crazy with houses selling over asking and mortgage rates are at an all time low.

For those of you looking at purchasing a house there are some changes coming. As of July 1st CMHC is implementing some new criteria....

* one person on the application must have a minimum credit score of 680

* maximum borrowing ratios of 35% Gross Debt Service (housing costs vs gross income) and 42% Total Debt Service (housing costs plus all other debt payments vs gross income). Down from the 39%/44%

* elimination of borrowed down payment from non traditional sources. So no more Flex Down program.
