What a busy weekend for homebuyers. Many set to make offers and others starting the process.

Realtors are busy ensuring their clients are set up for success.

Not sure if your cliebt is ready to make an offer? Please ask them if their lender has asked for and received their income documents. If they haven’t please encourage s second opinion.

We saw a few clients this weekend that thought they were approved and they were not. We were able to assist thankfully as both had won in multiple offers.

Unnecessary stress for the clients and agents.

In this market you need to be ready to grab the home of your dreams.
I met with 4 separate clients this week that thought they were fully approved, bid and won a home only to find out they were not approved.
We were able to guide all 4. But the stress it out in the clients and agents was intense. A few ended up with higher rates at alternate lenders.

Please ensure you are fully approved ( that means your lender has seen and entered all required documents)

If your unsure and want a second opinion. Please ask.

What a busy November weekend in the marketplace. A great mixture of first time homebuyers and some more seasoned ones!
Rates are moving however a few lenders still have very aggressive promotions on in the marketplace.

Deal example. Fthb approved with a lender at 3.64. We were successful in obtaining a much lower rate. Client savings just shy of $4000 in interest over the 5 year term.
They are very happy with their agent for recommending a second look on their file.
