The project included a complete kitchen build-out, new flooring throughout, and reconfigured office layouts, all while leveraging existing infrastructure where possible. At 2 Gurdwara Road, IEP’s Project Management team led the tenant fit-up for Marcan Pharmaceuticals, transforming the space through a full interior fit-up. From custom millwork and upgraded lighting to modern glass office construction, every detail was coordinated to enhance functionality and comfort. The HVAC upgrade, converting pneumatic controls to DDC, enhances long-term value through improved energy efficiency and integration with building automation systems.

New Development | 484 Roosevelt Avenue

Inside Edge Properties is undertaking a 12-unit, multi-residential development in Ottawa’s Westboro neighbourhood, designed by Hobin Architecture to complement the character of the surrounding area.

Financed through CMHC’s MLI Select program, the project aligns with national priorities for both housing affordability and sustainability. A portion of the units will meet CMHC’s affordable rent requirements, supporting greater housing accessibility in Ottawa.

Sustainability is also a key priority. The project has achieved a Level 3 efficiency rating, designed to operate with 40% lower energy consumption and greenhouse gas emissions than the requirements of the National Energy Code of Canada for Buildings.

Through strategic development, responsible design, and long-term operational planning, this project reflects our commitment to creating lasting value for communities and investors.

We are pleased to welcome Modern Niagara to 6 Antares, Phase III.

IEP’s Project Management team guided the tenant fit-up for Suite 200, delivering a customized workspace designed to support Modern Niagara’s operational needs and continued growth. The layout was reconfigured to accommodate a 50-person boardroom, complemented by custom millwork. The kitchen was fully renovated with upgraded finishes and enhanced booth seating, while the washrooms were modernized with new vanities and additional floor-to-ceiling stalls to improve privacy and functionality.

The project also included an updated ceiling grid and the replacement of select solid walls with full-height glass panels to increase natural light and connectivity across the office.
