Before you start spending, it may be worth finding out which improvements are actually likely to matter to buyers.

A major renovation isn't automatically the best investment before a sale. Depending on the home, neighbourhood and competition, smaller updates and good presentation may have a much bigger role to play.

Neighbourhood Spotlight: Barrhaven

Barrhaven has grown into much more than a collection of suburban neighbourhoods. With shopping and everyday amenities, recreation facilities, parks and green spaces throughout the area, there’s plenty close to home.

Outdoor space is also a big part of the community. Chapman Mills Conservation Area, for example, offers a 1.5 km boardwalk trail along the Rideau River, while parks and pathways are found throughout Barrhaven’s residential areas.

We keep hearing the term “buyer’s market” and it sounds pretty straightforward.
Buyers have the advantage, right?

While there can certainly be advantages, it doesn’t mean every home is suddenly a deal.

More choice can give buyers some valuable breathing room.

There may be more opportunity to compare properties, including conditions where appropriate, negotiate on more than just price, and make a decision without quite the same level of urgency.

BUT EVERY PROPERTY IS DIFFERENT.

A well-priced home in a desirable neighbourhood can still generate plenty of interest.

The real opportunity in a buyer’s market isn’t simply getting a lower price. It’s having more options and knowing how to use that position well.

Ottawa’s August market showed a noticeable shift as summer came to a close.

Sales slowed more than we’d typically expect for this time of year, while available inventory remained elevated. That combination is giving buyers more time and more choice, while sellers are facing greater competition when bringing a home to market.

Prices, however, remained relatively steady, which is an important part of the picture. This isn’t simply a market moving in one direction. Different property types and neighbourhoods can tell very different stories.

Heading into the fall market, strategy matters on both sides of the transaction.
