What can reverse-mortgage proceeds actually be used for?

There is no single “right” use. The better starting point is to ask what the money needs to accomplish.

That might mean:

- home repairs or renovations
- paying off existing debt
- supplementing retirement income
- helping family
- covering an unexpected expense
- creating more financial flexibility

Those are very different goals, and they should not automatically lead to the same financing decision.

Start with the goal. Then compare the amount needed, the cost, the alternatives and what the decision means later.

Today is the deadline for the current reverse mortgage rate special.

1-year fixed contract rate: 4.99%
5.22% APR

3-year fixed contract rate: 5.99%
6.22% APR

Applications must be submitted by 5:00 PM ET today. Funding must occur within 45 days of the application date.

If you have already been considering a reverse mortgage and want to look at whether this promotion fits your situation, today is the day to finish that review.
The rate matters, but so do the amount you need, the cost over time, the alternatives and the plan for later.

The current reverse mortgage rate special closes in two days.

1-year fixed contract rate: 4.99%
5.22% APR

3-year fixed contract rate: 5.99%
6.22% APR

Applications must be submitted by October 16 at 5:00 PM ET. Funding must occur within 45 days of the application date.

If you are considering it, the next two days are a good time to make sure you have looked at more than the rate.

➡ How much do you actually need?
➡ What will the borrowing cost over time?
➡ What alternatives are available?
➡ What is the plan if things change later?

The deadline matters. So does getting the decision right.

A lower rate can make a borrowing option more attractive.

It still does not answer the whole question.

The current reverse mortgage promotion is:

1-year fixed contract rate: 4.99%
5.22% APR

3-year fixed contract rate: 5.99%
6.22% APR

Applications must be submitted by October 16 at 5:00 PM ET, and funding must occur within 45 days of the application date.

Before choosing any mortgage because of the rate, I would still want to know:

➡ How much do you actually need?
➡ What will the borrowing cost over time?
➡ What other options are available?
➡ What is the plan if your circumstances change later?

A promotional rate can improve the numbers. It does not make the decision for you.

The house is paid for.

So why can money still feel tight in retirement?

Because eliminating the mortgage does not eliminate the cost of living.

Property taxes, insurance, utilities, maintenance, groceries, transportation, health or home-care costs and the rest of everyday life still have to come out of monthly cash flow.

For some homeowners, the issue is not a lack of wealth. A significant part of their wealth may simply be tied up in the house while the monthly budget is under pressure.

That does not mean borrowing against the home is automatically the answer.

The better conversation starts with the household: what is coming in, what is going out, what needs to change, and which options actually improve the situation.

Home equity can be one of those options. Sometimes another solution — or doing nothing — makes more sense.

A reverse mortgage does not have to leave cash in your bank account to improve your cash flow.

Sometimes the goal is to pay off the existing mortgage or HELOC. That alone can reduce or eliminate required monthly housing payments.

In other cases, the proceeds may also be used to pay off some or all other debt, helping reduce monthly obligations and simplify cash flow.

And if the approved amount exceeds the required payouts, additional funds may still be available for other needs.

Sometimes the benefit is the cash you receive. Sometimes it is the payments you no longer have to make.

Do you have to make monthly payments on a reverse mortgage?

A reverse mortgage has no required payments. Payments are optional.

That can make a meaningful difference to monthly cash flow, especially in retirement.

If you choose not to make optional payments, interest is added to the mortgage balance over time. Your remaining equity will also depend on changes in your home’s value.

The important part is understanding the trade-off between keeping more money available each month and allowing the mortgage balance to grow over time.

The contract rate is the interest rate charged on the loan.

The APR is meant to give a broader picture of the borrowing cost by incorporating the interest rate together with certain applicable costs.

That is why I prefer to show both.

The promotion remains available for applications submitted by October 16 at 5:00 PM ET. Funding must occur within 45 days of the application date.

How much reverse mortgage could you get?

It depends on more than just your home’s value.

A reverse mortgage amount is typically influenced by factors such as:

- your age
- your home’s value
- your location
- the type and condition of the property

That’s why two homeowners with homes of similar value may not qualify for the same amount.

This is also one of the reasons I encourage people not to rely on rough assumptions or generic percentage estimates.

The more useful question is not simply, “What is my house worth?”

It’s “What might actually be available in my situation?”

If you’re trying to understand how home equity fits into your retirement or cash-flow planning, clarity comes before decisions.

Financial pressure rarely arrives all at once.

More often, it builds gradually.

A repair gets delayed.

Property taxes go up.

Utilities cost more.

A line of credit or mortgage payment starts eating too much cash flow.
Care needs begin to show up.

And before long, the pressure starts to snowball.

That does not automatically mean a reverse mortgage is the answer.

But it may mean it is time to step back and ask a better question:

What is the actual problem that needs solving?

For some homeowners, the issue is cash flow.

For others, it is debt pressure, home repairs, care costs, or the desire to create a reserve.

Home equity may be one tool that helps create flexibility.

Other times, a HELOC, refinance, downsizing, selling, using investments, family support, or even doing nothing may make more sense.

The important part is not pretending the pressure will solve itself.

A clear plan usually creates more options than a rushed decision made after the problem has already grown.
