October 2025 Rate Update

🎃 Halloween came early for homeowners — Governor Tiff Macklem just dropped the prime rate by 0.25%, bringing it down to 4.45%, the lowest since 2022.

Inflation is easing, bond yields are stabilizing, and lenders are finally sharpening their pencils. 👏

The sweet spot right now? 🏡

➡️ 3-year fixed rates still offer the best blend of pricing, flexibility, and lighter penalties.
➡️ 5-year fixed specials are starting to appear.
➡️ Variable rates are looking better too — but only if your discount is at least prime – 0.75%.
We’re officially entering the part of the cycle where clarity replaces uncertainty — and that’s when smart buyers make their move.

Governor Tiff Macklem just cut rates by 0.25% — bringing prime down to 4.7%. On the surface, it’s a small change. But dig a little deeper, and it might just be the spark that shifts the balance in our North Vancouver market.

🏡 Sales are climbing.�
📊 Inventory is steady (for now).

A Fun Christmas Poem Before The Holidays Begin ...

‘Twas the night before Christmas, and all through the land,
The rates were now dropping—just as we planned.
The houses were cozy, the mortgages tight,
With visions of savings bringing delight.

The Bank of Canada, snug in their chair,
Had lowered the rates with a holiday flair.
Buyers rejoiced, “What a gift! What a treat!
We’ll save on our payments—it’s truly so sweet!”

Up in Whistler, the snow softly fell,
Calling to skiers with its magical spell.
The fireplace crackled, the cocoa was poured,
In homes newly purchased, where joy was restored.

When out on the lawn there arose such a clatter,
I sprang from my desk to see what was the matter.
Away to the window I flew in a dash,
Hoping it wasn’t a market crash!

But what to my wondering eyes should appear,
But a sleigh full of savings and mortgage cheer.
With a jolly old man, so lively and quick,
I knew in a moment, it must be Saint Nick!

“Now variable! Now fixed! Now blended with care!
Let’s lock in those savings—it’s a rate-cut affair!
To the top of the mountain, to the base of the slope,
