As anticipated, the Bank of Canada announced on Wednesday that the overnight lending rate will increase by +0.25%.

If you are in a variable rate mortgage, you can expect to see your payment increase by about $12 per $100K of mortgage per month.

The buzz around increasing rates this week can sound daunting, but remember this: The spread between the current fixed and variable rates is still quite significant (about 1.5%!) with the savings in favor of variable!

Next Tuesday March 1st is the deadline to contribute for your RRSP for the 2021 tax year! 💸

Utilizing your RRSP funds can be a fantastic way to help first time buyers achieve home ownership through the Home Buyers’ Plan!

Here are the basics:

⭐ First time buyers can borrow up to $35K each ($70K per couple) from their RRSPs for their down payment, TAX FREE

⭐ The tax kick back from RRSP contributions can go towards the down payment or closing costs

⭐ Funds must be in your RRSP account for at least 90 days before you can withdraw them

⭐ will need to pay back the loan within 15 years, paying at least 1/15th yearly

BANK OF CANADA UPDATE 🏦

The Bank of Canada held its key interest rate at 0.25% yesterday but warns that increases could be on the horizon 📈

The bank slashed its lending rate at the onset of the pandemic in March 2020 to ensure that consumers and businesses had access to cheap lending to help keep the economy afloat.

But two years of rock-bottom lending rates have become a major contributor to inflation, which rose to almost five per cent in Canada last month — its highest level in more than 30 years.

The BoC didn’t outline the timing or pace of its rate increases but did state that the rates will need to increase to help control the rate of inflation.

Lets talk VARIABLE 🌟

Variable rate mortgages have BOOMED over the past year. With the share of new variable rate mortgages at 51.3% and fixed-rate at 48.7%, this is the first time in at least five years that variable has taken the lead.

This newfound popularity of the variable rate has been driven by rock bottom rates. The difference between the variable and fixed rates today is around 140 basis points! No wonder variable is getting all the attention 🔥

The variable rate is based off Prime, which is highly influenced by the Bank of Canada’s overnight rate. Today the rate for Prime is 2.45%, a number we haven’t seen this low in over 10 years.

Your variable rate will be a percentage based off prime and will look something like “Prime minus 1%”. So, your actual rate would be 1.45% (prime 2.45% - 1% = 1.45%).

Since your rate is based off Prime, it is subject to change with the Bank of Canadas overnight rate. There are 8 announcements this year that will tell us if Prime has increased, decreased or stayed the same.

Here is a list of the scheduled announcement dates in 2022, you will definitely want to mark these on your calendar!

Changes to the stress test are happening today!

If you haven’t heard by now, the stress test rate has increased to the greater of 5.25% or your mortgage rate +2% (up from 4.79%).

This change will impact the amount buyers can qualify for by about 4-5%.
