We have access to over 30 different lenders nationwide that can collectively offer every mortgage and lending product above the ocean. Just to give you a look behind the veil, pretty much every mortgage broker you have ever spoken to gets paid by whichever lender he or she chooses to send your mortgage to. Further, they get paid more or less depending on what product or rate they get you. Now you're probably asking yourself "Does that mean that my broker may have put me in a mortgage that could have benefited them more than me!?" - The answer is, unfortunately, yes. You see, brokers get paid what are called "Basis Points," or "BPS" (pronounced "bips") by the lender that you end up with. 5 year or 3 year rates, fixed or variable, 2.59% vs. 2.64% - all of these things play a role in the amount of commission your broker receives from the lender. You can see how that might "skew" their vision for you. Our team gets paid a salary, not a commission based on the amount of dollars they generate from lenders. The purpose of this business model is to encourage you to talk to us without feeling any pressure and to instill confidence in our suggestions. A welcome relief for some, and for others, a signal that it's time to start planning.

Rate changes = a hot market. If you're buying or selling, now's the time to get your affairs in order before everyone else does too.

The biggest takeaway: don't expect huge shifts in fixed rates with this announcement - but we are seeing some downward movement in the insured/insurable space.

Not everyone is ready to buy the second they contact us. Sometimes we have to give advice that plays out over months or, in this case, years. This client was starting up her own business and needed to understand the impact this would have for future mortgage qualifying.

Business owners should understand that in order to get the best possible mortgage rates and therefore lowest payments, we often need to use net income for qualifying. This, in turn, usually means more money for the tax man, which is never an easy pill to swallow. But, if the goal is affordable home ownership, less write-offs in the short term can pay big dividends in the long run.

This could quite possibly be one of the biggest & boldest policy change moves we've ever seen:

This morning it was announced that as of December 15, 2024, all first time home buyers in Canada will be eligible to use a 30 year amortization to maximize affordability and keep payments lower. Additionally, for all buyers, the insured mortgage cap has been increased from the previous $1M threshold, up to $1.5M!

The latter change will be the biggest impact, as it means that all Canadians can put less than 20% down on homes values over $1M. Currently, the minimum down payment structure allows for 5% of the first $500K and 10% of the remainder up to $1M. We don't have information yet on if this scale will change or what that looks like yet - but stay tuned.

Bond yields are way down this morning, meaning lower rates on the horizon. It feels like there are winds of change blowing for those buyers who have been waiting to become a homeowner. Big news, indeed!

He's still got it, folks! πŸ”₯

As of the last couple years, Nolan has taken a secondary role on the Brokering side to focus on business development and his own self development. I thought I'd let everyone know what he's been up to as of late:

Last Tuesday, Nolan was invited to appear on CTV news to discuss the impending BoC rate announcement and the implications for Canadians and their mortgage renewals. They enjoyed his candor so much, that they invited him back on the next day to get his take on the rate cut. He's also been interviewed by Canadian Mortgage Trends this week (article link posted in our story today) to advocate for mortgage brokers and our role in saving Canadians major dough on their renewals vs the Banks.

This week, he was voted to sit on the board of the Canadian Mortgage Brokers Association, where he will hopefully inspire some changes to help his fellow brokers be more successful in their own businesses.

He's also been working on opening a new company, BeOne Financial, which compliments Oceanvale by offering our clients a wide array of insurance and investment needs.

He's been a busy fella, but never too busy to occasionally get a rave review from his clients. I know I am always inspired by Nolan and his tenacity - our team is so proud of what he's accomplished. πŸ’ͺ

Rate ⬇️ decrease! Wow, it's been a while. Some happy news if you've got a variable rate mortgage. While there's some relief on the horizon, variable rates will still remain higher than fixed, with the best variable discount being offered today at prime minus .95% (6% net rate).

Fixed rate mortgages remain the unsung hero of this spring market.

We will link the BoC rate decision announcement in our story later today for more insight on further decreases.

The unsung hero of this early spring market has been decreasing fixed rates, which are almost a full percentage lower, in some cases, than we were seeing 6 months ago.

We are always thrilled when our clients take the time to share their experience.

In this instance, our first time buyers came to us prepared to learn, they trusted the process & they truly executed perfectly. We had a back up plan in case their budget needed a lift, but in the end, through a little strategy play, we were able to secure the house they really wanted on their own, without a co-signer. With a little help from their realtor, we also pushed their closing date back a bit so they could enjoy the benefits of the recent changes to the First Time Buyer incentive, saving them $8,000 in property transfer tax. You can't get better than that πŸ€πŸ‘
