Together, these municipalities represented approximately 37% of all New Brunswick municipalities that received additional funding under this initiative.

This recognition highlights communities that are taking meaningful action to accelerate housing development and increase housing supply across Canada. CMHC has recently announced a policy change affecting multi-residential insured financing products related to Modern Methods of Construction (MMC), particularly panelized modular and volumetric modular construction.
Historically, one of the primary challenges facing modular multi-residential developments was the significant upfront cash flow required by modular manufacturers, contrasted with CMHC-insured loan structures that generally required materials to be onsite prior to disbursement. This created a major barrier for developers attempting to make modular projects financially viable.

The policy change appears to allow construction draw payments to be advanced in order to secure materials and manufacturing contracts with prefabricated housing providers. This is expected to have a significant impact on the multi-residential construction sector by improving project ex*****on timelines, reducing financing strain, and enhancing overall project feasibility and cost efficiency.
