229 sales in Greater Moncton this September, the fewest of any September in at least eleven years.
Prices held about flat at a $360,000 middle price, but buyers now have 1,575 homes to choose from and are paying 96.2% of asking on average.

Every area moved a little differently.

NOW is the time to do that outside you missed this spring and summer.

Small driveway cracks?
Clogged gutters?
Down spout connectors?
Painting?

Freeze-thaw is coming.
A line in the driveway that looks like nothing in September can turn into a real repair by spring. Filling it now is boring, and it protects what you already own.

In my experience, most people wait until they’re listing, or until water is sitting in the crack, and then it feels urgent.
The homework is simple.
Do the basic maintenance while you can still work outside.

If you would like a rule of thumb to follow👉 1% of your homes value should be spent on yearly maintenance.
On a typical Greater Moncton home in the high three hundreds, that works out to a few thousand dollars over the year for gutters, caulking, sealant, and the rest of the unsexy list.
It NEEDS to be done!

Oh….If you’re thinking about selling this winter or listing in the spring, buyers treat finished exterior maintenance as the minimum, not a bonus.
Now is the time to get the outside work done, not March mud season.

Greater Moncton’s August numbers are out.
Sales were down year over year. The median price barely moved. Inventory and months of supply both went up higher.
That combination usually means buyers had more choice and sellers still held most of their pricing power…not a crash. Oh. People also take vacation in the summer 😉

Sales fell. Prices did not crash.

August in Greater Moncton: 255 sales (lowest August on this 10-year chart), 461 new listings, 6.2 months of inventory.

The typical home is $378,700 on the index. Down 6.3% from spring. Up 4.4% from last August. Both are true.

North is still tight. Centre and Dieppe are not. Riverview is in the middle.

On a $375K list, 96.6% of asking is about $12,750. 47 days.
