Greater Moncton’s August numbers are out.
Sales were down year over year. The median price barely moved. Inventory and months of supply both went up higher.
That combination usually means buyers had more choice and sellers still held most of their pricing power…not a crash. Oh. People also take vacation in the summer 😉

Sales fell. Prices did not crash.

August in Greater Moncton: 255 sales (lowest August on this 10-year chart), 461 new listings, 6.2 months of inventory.

The typical home is $378,700 on the index. Down 6.3% from spring. Up 4.4% from last August. Both are true.

North is still tight. Centre and Dieppe are not. Riverview is in the middle.

On a $375K list, 96.6% of asking is about $12,750. 47 days.

I get this question a lot from clients who grew up with European construction.
They walk into a Canadian build, see wood studs, and wonder if we’re cutting corners.

We’re not. Here’s the honest answer.

These photos are from a build in Europe. The walls are masonry block with poured concrete beams. Insulation is foam board glued to the outside, then stucco over top. Inside is plaster or drywall.
The only wood in the wall is the window and some door frames.

That system exists because Europe ran short of cheap timber centuries ago. Clay, sand, and cement stayed local and affordable, so the entire building industry, from trades to factories to codes, organized around masonry. Repeated city fires pushed regulations toward non-combustible construction, and families often build expecting a house to last generations.

Canada has the opposite starting point. We sit on a massive softwood supply, dimensional lumber is standardized and cheap, and every framer, inspector, and code official works in that system.
A wood-framed cavity wall filled with insulation handles a long, cold heating season very well.

Speed matters too. Our building season fights winter, and a frame can be up and closed in before the snow flies.

Notice the concrete wall in these photos still needs a thick layer of foam on the outside to perform. Bare concrete bleeds heat in a cold climate. Every wall system anywhere is really structure plus insulation plus a weather layer. The materials change based on what’s local.

A properly built and maintained wood-frame home in New Brunswick meets code, insures normally, and performs well here.
