The government has made some exciting changes to ease the pressure on your wallet when acquiring or refinancing your mortgage in the new year.

Return of 30-Year Amortization for Insured Mortgages for First-Time Homebuyers and Buyers of Newly Constructed Homes:

Allowing consumers to spread their payments over 30 years instead of the previous 25-year amortization policy reduces payments and increases affordability.

There are borrow eligibility requirements:
- At least one person on the mortgage application must be a first-time homebuyer
- The newly built home has not previously been occupied for residential purposes
- Available for high ratio loans of 80% LTV (loan to value ratio) or greater

On December 11, 2024, we were graced with another 0.50% basis points cut dropping the target overnight rate to 3.25%. This is the fifth consecutive decrease since June of this year.

Why is the overnight interest rate steadily declining?
The inflation rate for September 2024 was 1.6%. The motive behind the declines to the overnight rate in 2024 was to encourage consumer spending, for a target of around 2%, according to The Bank of Canada. In October 2024, they announced hitting the target overnight rate of 2%

What can you expect from the next announcement on January 29, 2025?
A further decline is expected to hold the inflation rate around 2% but it is speculated that we will not see the same dramatic declines we were blessed with during 2024.

Bank of Canada Drops Interest Rate to 3.75%!

The October 23, 2024 announcement stated the target overnight rate has dropped to 3.75% making this the fourth consecutive decrease since June of this year making this the greatest prepandemic drop since 2009. The inflation rate is currently sitting around 1.6%, the aim, according the Bank of Canada, is to encourage spending for an inflation target of around 2%.
