✔️Down Payment Rule for RESIDENTIAL Purchase:

1. Price 500,000 or less, Minimum 5% down payment. So for example if your purchase price is $500,000 , the minimum downpayment required is $25,000 OR assume your purchase price is $400,000 then the minimum downpayment required $20,000.

2. Price above $500,000 to $1,499,000 , downpayment is 5% on the first $500,000 and 10% on the remainder $999,000. So in this case, the required downpayment $124,900.

3. Price above $1,500,000 or more, Minimum 20% downpayment required.

✔️CLOSING COSTS: Typically most lenders need to see 1.50% of the purchase price in addition to your down payment. However, we have one of our lenders that only require to see 1% of the purchase price in addition to the down-payment towards closing cost even though you may or may not use it all.

Similar to alternative B lending rates without the scrutiny of ratios qualification fitting you into a box such as GDS / TDS, or stress test requirements. We don’t have any of this. We don’t have set guidelines and look at every client transaction on a case by case basis.

Once we can see affordability, and exit plan, we can assist on your homeownership journey purchase or refinance. We don’t take on mortgages that’s in default and do not go behind other private lenders.

🔹 3% of CRA Taxes Owing: For clients with less than $10,000 owed to CRA, we can use 3% of the balance to liabilities for debt service. This means you don’t have to worry about paying out taxes owed to CRA for mortgage qualification!

🔹 100% Canada Child Benefit Income: If your children is under 15 years old, we can use 100% of the CCB income which helps in mortgage qualification

🔹 Sole Proprietors: Self-employed? We can use 15% gross up or add backs to your income meaning we can use a higher income for mortgage qualification

🔹 Car Loans Adjustment: We can remove your payment from liabilities for car loans if you have less than 6 months remaining

Fixed Rate Mortgages

1. Stability: Fixed rates provide certainty in monthly payments over the mortgage term, making budgeting easier.

2. Long Term Plans: Clients planning to stay in a property or maintain a loan for an extended period may benefit from locking in a fixed rate, especially that interest rates are currently low.

3. Market Condition: Fixed rates can protect clients from increased payments in the future if rates increase during the term.

4. If you intent to sell, consolidate debts, or decide to break the term for any reason, the penalty is way higher on a fixed rate mortgage.

Variable Rate Mortgages
