What is a monoline lender?


A monoline lender, by definition, is a mortgage lender that focuses on just mortgages. They do not have any other products that can be cross-sold and most monolines securitize their mortgages, instead of keeping them on their balance sheet. Monolines are secure, follow the same rules as all Canadian Banks and they deal exclusively with Mortgage Advisors on their clients’ behalf.

Advantages of a monoline lender:

Some of the advantages of dealing with monoline lenders are that their rates are usually very competitive and many have products that specialize in different areas, such as lower credit scores and self employed clients that have little income to report. These lenders can also have a lower IRD (Interest Rate Differential) penalty calculation, which is important if you are required to get out of your mortgage before the end of your term.

A third party article was published a couple of years ago comparing BNS to ING (click here for article) and the vast differences in penalty calculations. As much as we try to explain what a monoline differs from a bank, an article from a third party drives it home.

To summarize , monoline lenders tend to provide better rates over the big banks ,have favourable penalty calculations , and foster relationships with brokers to ensure the business comes backs to them ( including having a renewal model to reduce churn).

Are you looking to buy a home in 2016? As of February 2016, CMHC will no longer allow 5% down on houses over $500,000.00. All homes valued at $500,000.00 or higher will now require 10% down. This rule does not affect homes valued at less then $500,000.00. If the home is valued at less then 500K, you are still allowed to put the 5% down.
