Low LTV does not always mean easy approval.

I recently reviewed an anonymized commercial-style scenario where the borrower had strong equity in the property.

But the file still had issues:

• Missing lease details
• Unclear exit strategy
• Weak lender presentation
• Income story was not properly explained

This is where commercial financing is different.

Lenders do not only ask, “How much equity is there?”

They ask:

“Can the property support the debt?”
“Are the leases strong?”
“How will the loan be repaid?”
“Is the file structured properly?”

A strong deal can still get delayed when the story is not clear.

If you are buying or refinancing a commercial property in Ontario, get the structure reviewed before approaching lenders.

First-time buyers, do not let social media myths stop you from getting real mortgage advice.

Here are 3 myths I hear all the time:

1. “I need 20% down.”
Not always. Minimum down payment rules depend on the purchase price, and mortgage insurance usually applies when the down payment is below 20%.

2. “My credit has to be perfect.”
Good credit matters, but lenders review the full picture: income, debts, down payment, employment, and property details.

3. “I should wait for the perfect rate.”
The perfect rate does not matter if you do not know your actual buying power. Your first step should be a proper pre-approval and monthly payment plan.

First-time buyers became Ontario’s largest buyer segment in 2025, which means more buyers are entering the market carefully and strategically.
