How can you make the process of purchasing a home easier for you, especially in the today's hot market?🤔
Step 1 - Put some time aside and calculate how much you are comfortable putting down on a property. Will you receive any help from a family member? Make sure you have a good amount of money left over for closing costs (land transfer tax, lawyer fees, appraisal fee, and lender fees in some cases). 💸
Step 2 - Contact me to get approved! I ask for all documents up front in order to give you the most accurate number and to minimize surprises. ✅
Step 3 - Find a great realtor to work with. Do your research to find someone with experience in the market you want to purchase in and someone who you can trust. If you feel lost during this process, I can refer you to some great realtors! 📞
Step 4 - Be realistic during your home search. Work with your realtor to figure out which area is best for you to explore. Can you afford a detached, semi, townhouse, or condo? Always remember that property taxes and condo maintenance fees affect all mortgage approvals. 🏡
After I get my clients pre-approved, I tell them to always feel free to send me a listing they are considering. From there I can adjust the numbers on their pre-approval and give them updated information!
