The Saltbox was used in Kitchens back in the Colonial Era. They were, without a doubt, the holder for the most important ingredient in the Kitchen. We bought our first home knowing it needed work.

It wasn’t the style we wanted. It wasn’t move-in ready. But we saw the potential and we had a plan.

Over 5 years, we renovated the entire thing. Floors, kitchen, bathrooms, plumbing, basement, front deck, back patio. The whole house.

And we didn’t fund it all upfront.

In year 2, we refinanced. We pulled the equity we’d already built and used it to keep going. The house worked for us while we worked on it.

Year 5, we sold for $820,000.

Here’s what I want you to take from this: equity is a tool. Most people don’t realize they’re already sitting on the funding they need.

A new Ontario law got approved in November and most people have no idea it exists.

Bill 60 is going to affect renters more than almost anyone else, and the tricky part is that it’s already passed but not fully in effect yet. Which means a lot of people are either panicking thinking their rights changed overnight, or completely unaware that changes are coming at all.

Neither is helpful.

The short version: your current rights as a tenant are still intact today. But shorter eviction timelines, tighter appeal windows, and reduced compensation in certain situations are all on their way once the rules finish rolling out.

Knowing what’s coming gives you time to ask the right questions and understand your options before anything shifts.

April was a hard month.

We lost my father-in-law, Bob, suddenly and unexpectedly. He was an incredible dad to my husband and the most loving, playful grandpa to my son. Always present, always silly, always making people feel welcome.

When Harrison was born, Bob absolutely lit up his world. The way he loved him, it’s something I’ll always cherish. I only knew him for eight years. It wasn’t enough.

A few weeks later, I ran into at my son’s daycare. I was clearly struggling, and when she asked if I was okay, I told her what had happened. She gave me the biggest hug while I pulled myself together. That moment stuck with me, it reminded me that who she is in real life is exactly how she shows up in her work.

April was heavy. Between grieving and still showing up, it was one of the hardest months I’ve had in a long time.

First-time buyers are some of my favourite people to work with.

Not because it’s easy, it’s actually one of the most detail-heavy processes I navigate.

But because the trust they place in me from day one means everything.
