The dream of owning a home just got a little closer. On April 1, the GoC introduced the Tax-Free First Home Savings Account.

If you are 18 or older, you can invest up to $8,000 per year to a maximum of $40,000 - no taxes before investing or at withdrawal as long as you use it to buy a home. But you need to use it within 15 years. If you don’t buy a home, you can move it to an RRSP, RRIF, TFSA or into your bank account.

This can be combined with your RRSP and if you are buying with a partner, you can combine all of your savings for a total of $150,000!

It is crucial that your financial snapshot stays the same between approval and closing. Otherwise you risk losing your financing! 😲

I saw this and laughed, but this isn't a funny matter...

Many of our clients get so excited once the home purchase side of things is out of the way. Some have bigger plans and go on to buy a car or furniture or electronics and unless you have a permission from your lender to do so and those purchases have been accounted for in your ratios... you should not be going shopping at all before the closing of the house purchase.

Any major purchase like this throws off your ratios and affordability... and huge problems could happen, that could lead to you not being able to close on the transaction you were otherwise approved for previously.

So do as the image says ... buy nothing...absolutely nothing, until you have those house keys in your hand.
