Did you know that as a Mortgage Agent I am able to offer my clients a "Float Down"....this means as interest rates fall during their commitment period.....I make sure they are getting the lowest rate possible....I have clients currently who originally when they purchased had a rate of 4.99%.....and I have twice been able to secure rate reductions...so their commitment rate is now 4.39%....this is saving them almost $20,000 over their first term !
This also protects the lower rate in the event the unexpected were to happen and rates suddenly went up.

"Local Student Accepted into Prestigious Summer Academic Program

Michael Field is going to have another interesting summer.
He’s not sure where he is headed yet, but he knows he will spend the month of July at a Canadian university campus where he will participate in the Shad Canada program. This is a prestigious academic program for grade ten and eleven students focused on STEAM subjects (science, technology, engineering, arts and mathematics) as access points to stimulate student inquiry, dialogue and critical thinking. There are a limited number of positions, and the application process examines not only academic aptitude but also broad experience.

In his application, Michael reinforced his extensive music experience as a member of the high school jazz and regular band, a member of the Kawartha Youth Orchestra, and an occasional performer with an adult jazz band at a local pub. He also plays hockey and has been a volunteer actor with the 4th Line Theatre for the past two seasons. That sounds like a well-rounded teenager.

With plans to study mathematical physics at university, his destination of choice for this program is the University of Waterloo. Conversation comes easily to him, so there is no doubt he will fit in wherever the program sends him. He looks forward to spending time with like-minded students who are as motivated and curious as he is.

While it is an honour to be accepted, the program is quite expensive so expect to see this energetic student demonstrating a different kind of creativity as he does some fundraising to support his summer plans. Congratulations, Michael! KG"

As a further update to this story, Michael found out today that he was accepted into his first choice University for the Shad Canada program this summer....and so will spend the month of July at the University of Waterloo !

Are you considering a winter home purchase?

Winter might not scream "home buying," but it's a golden opportunity for savvy sellers and buyers. Let's dive into the pros and cons of winter transactions.

Harsh Weather:
Fewer unmotivated buyers who may just be looking for something to do on a Sunday mean more serious buyers for homes. Although the pool of potential buyers is smaller due to cold weather, those attending open houses or showings are often quite motivated to buy.

Limited Inventory:
Winter slows the market, limiting available homes. This scarcity holds prices steady while supply shortens, creating opportunities for those still on the market.

Curb Appeal:
Snow-covered landscapes challenge curb appeal but provide unique marketing photo opportunities. With piles of snow, you'll need to get creative as a seller in showcasing your home's exterior. Think of Winter's Wonderland!

Motivation and Cost Savings:
Winter sellers are often more motivated, offering potential cost savings for buyers. It's an excellent time to secure a deal on your dream home.

Home Inspection Advantage:
Winter conditions can make completing a thorough property inspection challenging. Consider adding some additional time in your offer for an inspection condition to be met to allow extra time to reveal weaknesses that are more apparent in milder seasons.

Winter home transactions have challenges, but with preparation, strategy, and a strong real estate professional like us, substantial rewards await. 🏡💰

Improving and maintaining your home's curb appeal in the summer is often a challenge, but how should you do so during the winter months? The transition from pumpkin and skeleton decorations to festive wreaths and string lights is fleeting, followed by months of decor dormancy. Fortunately, with some thoughtful planning and a few hours of effort, it's possible to craft an attractive exterior that can endure the harsh conditions of winter. Here are some tips on how to achieve just that.❄️

Winter-Friendly Decor
Choose seasonal decorations that can withstand the cold weather and still look inviting. Consider using weather-resistant materials for wreaths, outdoor lights, and other embellishments.

Upgrade Numbers and Mailbox
Make a big impact by updating address numbers and the mailbox. Choose styles that match your door hardware for an instant facelift.

Add Outdoor Lighting
The days are shorter during the winter, so adequate outdoor lighting is crucial. Illuminate walkways, the entrance, and key architectural features with tasteful lighting. Consider using solar-powered lights or LED options, which are energy-efficient and provide a warm and welcoming ambiance.

Evergreen Landscaping
Incorporate evergreen plants and shrubs into your landscaping to add colour and vibrancy during winter. Evergreens maintain their foliage year-round, providing a lively contrast to the winter landscape. Additionally, they can serve as a backdrop for other seasonal decorations.

Clear Walkways for Safety
Create a welcoming entrance by keeping walkways clear. Use ice melt and solar-powered lights for both safety and curb appeal.

Boost your winter curb appeal with these easy projects! ❄️
