🏡 Getting Mortgage-Ready? Have Your Down Payment Documents In Order!

Lenders need to verify where your down payment funds came from, these documents will be required:

✔️ 90 days of bank statements showing your savings
✔️ Investment/RRSP statements if using registered funds
✔️ Gift letter will be required if receiving a gifted down payment
✔️ Proof of sale proceeds if you're selling one home and purchasing another
✔️ Large deposits - be prepared to provide documentation showing exactly where the money came from

🚨 Important Tip: Try not to move money between multiple bank accounts just before applying for a mortgage. Multiple funds transfers can make your down payment harder to verify.

If you have any large deposits showing in your bank statements, lenders will require that the source of the deposit(s) are verified.

The cleaner the paper trail, the smoother the approval! 📑✅

To purchase a home with a down payment of less than 20%, the "usual" requirements for qualification are:
✔️ 2 years since completion/discharge of the consumer proposal
✔️ 2 years of re-established credit with new credit obtained after the proposal was filed
✔️ 2 credit accounts in excellent standing with $2,000+ limits
