Start with a clear savings target, automate what you can, and consider putting extra income toward your goal. Most importantly, understand how much you may actually need based on the home you’re hoping to buy.

Saving 5% for a down payment is a great start. But your down payment isn’t the only cost to plan for when buying a home.

There are other expenses to consider along the way, including things like a home inspection and moving costs. You’ll also need to budget for closing costs, which can include legal fees, property tax adjustments and other expenses related to completing your purchase.

Keeping a little extra savings aside can help you feel more prepared for the unexpected, too.

Bank of Canada holds the target rate at 2.25% - no change to Prime rates.

The decision extends the Bank’s rate pause as it continues to assess inflation, economic growth and the effects of global trade uncertainty.

“The Bank of Canada’s decision to hold its policy rate provides a measure of stability at a time when the economic outlook remains highly uncertain. Renewed trade tensions, geopolitical conflict and elevated costs at home continue to put pressure on Canadian families. For mortgage borrowers, predictability is welcome, but further policy relief is needed to support families facing financial pressure at renewal.” - Lauren van den Berg, President and CEO of Mortgage Professionals Canada.

For variable rate products there will be no change. Fixed rates are not determined by the Bank of Canada rate decisions and therefore not affected by this announcement directly.
