📅 Deadline: April 30, 2026

If you own a residential property in Toronto, you must file your Vacant Home Tax declaration every year, even if your property is occupied.

📝 How to File (Takes 2–3 minutes):

1️⃣ Go to the City of Toronto Vacant Home Tax portal
2️⃣ Log in using your Assessment Roll Number + Customer Number (found on your property tax bill)
3️⃣ Declare your property status:

🏡 Principal residence
👨‍👩‍👧 Tenanted
🚫 Vacant
4️⃣ Submit and save your confirmation
⚠️ Important

❗ If you do NOT file, your property may be deemed vacant automatically

💰 You could be charged a 3% Vacant Home Tax

📉 Bank of Canada Holds Rates Steady

The Bank of Canada has held its key interest rate at 2.25%, keeping policy unchanged amid ongoing global uncertainty and rising inflation pressures.

🌍 What’s happening in the economy?

🔹 Ongoing conflict in the Middle East continues to create volatility in global markets, impacting energy prices and overall economic stability.
🔹 Oil and gas prices have surged due to geopolitical tensions, contributing to higher global inflation.
🔹 Canada’s economic growth remains modest, with GDP projected at 1.2% in 2026, gradually increasing over the next few years.
🔹 The labour market remains soft, with slower job growth and unemployment hovering around 6.5%–7%.
🔹 Housing activity has slowed due to affordability challenges, economic uncertainty, and slower population growth.
🔹 Inflation rose to 2.4% in March and is expected to increase further in the short term due to higher energy costs, before gradually returning to the 2% target.

🏡 What does this mean for real estate?

Holding rates steady provides short-term stability for buyers and sellers, helping maintain predictable borrowing costs. However, rising inflation and a softer labour market may continue to impact buyer confidence.
