Fall is coming! In preparation for the cooler weather, there are measures you can take to minimize heat loss and reduce energy costs.

One of these measures is ensuring that you reduce the leakage of warm air around windows and doors. You start at the exterior of the home. Inspect the caulking around window and door frames. Most caulking materials will deteriorate with exposure to the sun’s UV rays, or simply dry out over time.

Caulking that has cracked or shrunk should be removed. These surfaces should be cleaned before new caulking material is applied. This will also guard against water leaks at those locations.

At the interior you should use painters caulking to seal the edges of door and window trim. Older inefficient windows that will not be opened during the winter can be sealed with a plastic film that uses an adhesive that will not damage painted trim when it is removed in the spring. This easily removed film is transparent, so you can enjoy sunlight and the warmth it can bring even on cold days.

That space between the uppermost ceiling in your home and the roof sheathing that holds your roof covering is your attic. But you probably knew that!

There are some other things you should know. For example, the temperature in your attic can play a significant role in controlling energy costs and keeping you comfortable throughout the seasons. In simple terms, you want the temperature in your attic to resemble the ambient outdoor temperature most closely.

We achieve this in a couple of ways. The insulation in your attic is placed as close as possible to the warm part of the home’s interior. In most cases that means the insulation rests on the top of the uppermost ceiling in your home. If you are using the attic as a living space, then that insulation needs to rest on top of the ceiling finish, not hard up against the roof sheathing. That error would possibly lead to moisture being trapped against the wood framing and sheathing components and cause the development of mould and/or rot.

So, we are trapping the heat in the home with insulation, but we also need to have a free flow of outdoor air to and from that attic space. Modern attics have a variety of ventilation measures. The soffit trim under the roof’s eaves is usually perforated to allow air to be drawn into the attic where it rises, via convection, to vents at or near the top of the roof, where it then exits the attic. This constant flow of fresh air allows the temperature to remain close to the ambient outdoor temperature and discourages condensation and consequential moisture damage.

A qualified CAHPI home inspector can evaluate the state of your attic’s insulation and ventilation and make recommendations for improvement if needed.

Roof leaks are often associated with damage to the roof covering caused by storm events, but improperly installed or deteriorating roof flashings can also be a major cause of roof leaks.

Flashing materials can be rubber, plastic, galvanized steel, aluminum, lead or roll roofing sheets.

Anywhere there is a roof pe*******on, such as plumbing vent stacks, skylights, exhaust vents or chimneys, flashing must be installed to divert rainwater away from those locations. This is also true where a roof meets a vertical surface such as a wall, dormers and at roof valleys, and where the roof covering meets the fascia.

These flashings are typically installed prior to laying down the roof covering. Proper integration of the roof covering, and the flashing material ensures that water is diverted away from potential leak points. Water will find its way into even the smallest opening, and, over time, roof leaks can damage framing components and the contents of your home.

Oh I see..

Air Conditioners don’t actually create cold air, rather, they work by removing the warm air from the area.

Each type of unit will vary slightly, however, the basic process is quite simple!
Heat is absorbed from the air in your home via a refrigerant. The refrigerant, which is composed of coils that move from inside your home to outside, heats up and transfers the heat from inside to outside.

Once the heat has been transferred, the coils inside cool again and the process starts over.
