PUSLINCH ― A newly lifted holding provision will permit a local recreational trailer storage business to use outdoor storage.
Approved at a Puslinch council meeting earlier this week, this follows an earlier zoning bylaw amendment application for Dan's RV Storage at 1873 Townline Rd in December 2024, which sought to bring the property into compliance.
At the time, several conservation authorities shared concerns about the property's proximity to the wetland, tree clearing and screening on the lakeside portion of the property.
Staff recommended lifting the holding provision because the property's site plan and site plan agreement have been approved, which both addressed the previous concerns.
While supportive of lifting the provision, Coun. Sara Bailey said she drove by the site the other day and all the trailers are "very visible from the road" despite an existing tree line- later questioning whether there's a way to shield them from view completely.
"I guess I'm just trying to understand what the goal of the buffering is if it's not to hide what we're seeing," said Bailey.
CAO Courtenay Hoytfox said the buffer is intended to give an aesthetically pleasing look to the site based on the township's urban design guidelines, but because it's not an industrial use, some of the township's guidelines that would require a standard berm don't fit in.
"Because of the land's topography, you might've needed a wall 100 feet high to literally block it," said Mayor James Seeley. "So I think staff have to balance what's economically feasible with what the council wants ... I do feel we landed in a good spot. It would've been difficult to fully block it."
In agreement with Bailey that the property is "very visual," Coun. Russel Hurst said he'd like to hear some feedback from the community about whether the trailers are truly within the parameters that were agreed upon.
"Given the time of year, it's probably at max capacity, so it might be a good time of year to follow up on compliance," said Hurst.
