Buying or refinancing a commercial property? These are the five numbers a lender reads first.

1. Loan-to-value: how much you're borrowing against what the property is worth.
2. Net operating income: rent coming in, minus operating costs, before the mortgage.
3. Debt service coverage: does that income cover the mortgage payments, with room to spare?
4. The rent roll: who the tenants are, and how long their leases run.
5. You: your net worth, and the cash you can show after closing.

Get these five on one page before you talk to a lender, and the conversation moves faster.

Self-employed and planning to buy? Get mortgage-ready before you shop.

1. Keep business money in one business account. Clean statements are what a lender checks stated income against.
2. Prove time in business: your registration, a licence, or your GST/HST number.
3. Know both numbers: what your tax return shows, and what the business actually earns.
4. Talk to your accountant early, before your next filing.

Where files stall: business and personal money mixed, taxes owing to CRA, and no proof of time in business. Sort those out first.

Save this for later. 📞 416-838-4545 · gtalenders.ca (link in bio)

Financing fell through before closing? The first 48 hours matter most. Here's the order.

1. Hour one: call your lawyer. They can ask the seller's side for more time, and the seller doesn't have to agree.
2. Same day: get the lender's reason in writing.
3. Day one: send the full file.
4. Day two: line up the bridge, and know the full cost up front.

Before you sign anything, write down the way back: a refinance date, what gets fixed first, and the cost to pay it out early.

Save this for the week before your closing. 📞 416-838-4545 · gtalenders.ca (link in bio)

Self-employed, and the bank says your income is too low? Here's why, and what some lenders do differently.

The bank reads your tax return. If you wrote off a lot, your income on paper is small, even when the business is doing well.

Some lenders can consider stated income: what the business actually earns, checked against your bank statements and how long you've been in business. Expect a bigger down payment, and often a higher rate than a bank.

Used well, it's a bridge: buy now, show a couple of strong years on paper, then move back to a bank.

What to bring: your last two tax returns, recent business bank statements, and proof the business is real.

Your lender just backed out, and closing is days away. Here's what to do first.

Call your real estate lawyer today. They may be able to ask for more time. Then find out why it fell through: the appraisal, your income, your credit, or the property. The reason decides the fix.

A private lender can often close in days, when the file is ready: the purchase agreement, proof of your down payment, and an appraisal the lender accepts. It costs more than a bank, so treat it as a bridge. Close on the date you promised, then refinance back to a bank once the issue is fixed.

We work alongside your lawyer to get you there.

Before you sign a private mortgage, ask these five questions.

Which fees come off the top? What happens when the term ends? Can you pay it off early? What will the bank need at the exit? And if the exit runs late, what's plan B?

Swipe for why each one matters. Save this for the day you, a client or a friend is offered a private mortgage.

Your credit took a hit, and the bank won't look past the score? Here's what an MIC looks at instead.

An MIC (mortgage investment corporation) pools investor money and lends it against real estate. So the file starts with the property: what it is, where it is, and how easily it would sell. Then your equity: how much you borrow against the value often counts for more than your credit score. Then the payments, month to month, for the term. And the exit: how the loan gets paid out, and when.

Show those four clearly, and a file the bank turned down can often still be funded. We put that file together before any lender sees it.

Thinking about a private mortgage? Here's what it really costs, and how you get out.

Private costs more than a bank. That's the price of speed, and of options when the bank says no. The cost has four parts: interest, a lender fee, a broker fee, and your legal and appraisal costs. All of it in writing before you sign.

Most run one year, often interest-only. That year is your runway: fix the credit, prove the income, finish the reno. Then the plan pays it out with a bank refinance or a sale.

Private is a bridge, not a destination. The exit is mapped before we start.
