Should you pay off debt before buying a home? 🏠

Sometimes, but you don’t always need to be debt-free.

Your monthly debt payments affect how much mortgage you can qualify for. Paying off a credit card or car loan could help, but using your savings to do it could leave you short on your down payment, closing costs or emergency cushion.

That’s why I like to look at the whole picture before you start moving money around.

We can compare what buying looks like with your current debt versus paying some of it off first and see which option leaves you with a payment you feel comfortable with.

Some of my favourite moments happen on the other end of a phone call.

The excitement when I get to say “you’re approved.” The relief when we find an option they didn’t know they had. And the message saying, “We got the keys!” 🤍

I also love hearing, “That makes so much more sense now.”

Many homeowners think refinancing is only for people trying to get out of debt.

The truth is, refinancing can be a financial planning tool when it’s used for the right reasons.
