When I first started in the industry, St. Thomas was the only municipality that consistently had funds in their down payment assistance program. They did halt the program in 2020, but it is great to see that it's back. This is a wonderful opportunity if you are a first-time homebuyer and the biggest hurdle holding you back is savings for the down payment. Now, with this, you have to get approved by both the city and a bank who allows financing with this program. We typically recommend you have about a 680 credit score, but we can review that together - Just send me a DM. šŸ’›šŸ’›

Most people here know I grew up in the same house as my grandparents.
If you were from Sarnia you probably knew our house wasn’t one we could hang out in.
My grandfather was in the Navy and your room was for sleeping in, not playing in.
My grandfather, affectionately known as Puppy, was strict but he had a motto - to serve and protect his family and I was fortunate to have a very special bond with him. Sometimes I felt guilty as I know no one else had a bond like we do.
He’s less strict now.
He’s suffered with Alzheimers for a while now.
I’ve had the pleasure of it being my turn at the plate to be the primary caregiver and it’s changed my life.
I haven’t felt like it was a burden but an opportunity to spend time that I hate to admit, if it were up to just visiting them I wouldn’t have made as much time.
With Alzheimer’s so much doesn’t matter, the past, your goals, basically anything other than the present moment is irrelevant (or knowing when he can eat more blueberry muffins which are his current addiction). I’ve been blessed he has remembered me, and asks a few dozen times while I’m there if I can stay and not go take care of my family. In just over a week, they will move to a specialized retirement facility, closer to me and my family as well. If you’ve dealt with Alzheimer’s you know change of environment can have a negative impact on the memory although I am hoping the positives it will add may benefit his health instead. I can’t help but worry that I may have just over 7 days left of him remembering me and being the man who’s called me his 3 foot bug since I can remember. I am very grateful, that they prioritized paying down their mortgage and have the equity in their home to ensure they have the best care facility available. If I can recommend anything to you all, it’s to ensure you have a financial plan and power of attorney for health and medical set up incase life changes. And I’d recommend finding a home in your 40s that you can age in (good for mobility) so you don’t need to move necessarily while environmental stability is important. šŸ’›
