Buying your first home in Ontario? Don’t forget about Land Transfer Tax (LTT) when budgeting for closing costs.

Eligible first-time buyers may receive:

• Up to $4,000 back through Ontario’s provincial LTT rebate
• In Toronto, a separate Municipal Land Transfer Tax (MLTT) also applies
• Eligible Toronto buyers may qualify for up to $4,475 in municipal relief
• That means potential combined rebates of up to approximately $8,475

Toronto buyers face a double-tax reality: provincial LTT plus municipal MLTT. That’s why it’s important to tell your real estate lawyer early that you may qualify as a first-time buyer.

Your lawyer can review your eligibility and help ensure the applicable credits are applied correctly at closing: not overlooked until after the transaction is complete.

Generally, eligibility may depend on factors such as your age, whether you’ll occupy the home as your principal residence, and whether you or your spouse have owned a home before.

Imagine falling with a parachute that has a hole in it. Or driving on a spare tire that’s also flat.

That’s what many homeowners are facing right now: a phenomenon called Mortgage Prison.

Here’s the trap: During the pandemic, interest rates were near 1.5%. Now, as those 5-year terms renew, rates are closer to 5%, jumping monthly payments by hundreds of dollars.

Usually, the safety net is to refinance and stretch the amortization to keep payments manageable. That’s your parachute. But there’s a catch: home values have dropped. If your home value falls, banks may refuse to refinance because the loan-to-value ratio is too high.

You’re stuck with a payment you can’t afford and a property value that won’t let you pivot. The parachute has a hole, and the safety net has failed.

This is happening nationwide, especially in markets where buyers were already stretched to their limits.

Did your accountant save you thousands on your taxes, only for the Big Banks to say you 'don't make enough' for a mortgage? You aren't alone.

As a business owner, you likely work hard to minimize your taxable income. While that's great for your bottom line, it often makes traditional banks nervous. They see a lower net income on paper and immediately reach for the REJECTED stamp.

But your tax returns don't always tell the whole story of your cash flow.

We can use what’s called an Add-Back strategy. We look closer at those one-time expenses or non-cash deductions and add them back to your qualifying income. This reveals the true strength of your business and helps us find a path to approval that the big banks simply miss, or don't care about.

You don't need to gamble on your future. Financing conditions and home inspections are back. These are essential tools, not optional extras.

Reality check: If your realtor says you need a "no conditions" offer to stay competitive right now, you don't need a new strategy: you need a new realtor.

The "Listing Low" scam is the oldest trick in the book, yet it still catches people off guard.

It starts with a realtor telling you, "Let’s just list it low and let the market decide." Sounds harmless, right? Wrong. This is often a "Slow-Roll" tactic designed to get you to sign a representation agreement before you’ve seen a single neighborhood comp.

They either don’t have the data or they’re afraid the real numbers will scare you away. Either way, once that ink is dry, you’re locked in for the duration of that contract. If a realtor won't give you the hard facts and comparisons during the first interview, they aren't working for you: they're working for the signature.

The London, Ontario real estate stats for May are in and it is time for a reality check. While some are trying to paint a rosy picture of a balanced market, the data shows we are hitting some uncomfortable milestones.

Active listings have spiked to a 13-year high of 2,158. Meanwhile, sales have stalled at just 527, making this the third-worst May for sales in over a decade. The benchmark price is sitting at $570,000, which is up slightly from April, but when you have record-high inventory and low sales volume, the balance starts to look pretty shaky.

If you are a buyer, you finally have options, but if you are a seller, you are facing the toughest competition we have seen in years. Average sales are currently coming in at about 2.3% under asking price. We are not just in a different market; we are in a historic one.
