Each renewal should be treated like a new mortgage application. When it is time to renew your existing lender will send you a renewal offer, DON'T JUST SIGN IT!

It is possible that it is the best offer you can get and I will tell you if it is, but renewal time is the perfect time to shop around and see if there are better options for you to help reach your goals because there are no penalties to switch lenders and it doesn't cost you anything to have us do the shopping.

Using a licensed mortgage broker has many benefits. The most important being that we know mortgages inside and out and will help find the right mortgage for you. We also have a better chance at getting you approved because of this fact.

Have a low credit score? We have lenders that love low credit scores
No documentation but have 20% down or equity? We have lenders for that
Bank said no because you don't make enough? We have lenders that allow for extended debt ratios to solve this problem.
Sometimes its not that you can't qualify, it is that the deal was packaged wrong.

Remember to budget for all the extras when considering the purchase of your new home. Closing costs are one very important piece of the puzzle often overlooked in the excitement of buying. You must be prepared to show you have the resources available to cover closing costs (registration of title/lawyers fees and in some jurisdictions land transfer tax) before your mortgage funds will be released.
