Vancouver home sales rebounded 46 per cent in September in a sign that Canada’s most expensive home market may be finding its feet following a policy-driven downturn.

There were 7,825 homes sold in the month of September, according to the latest data from the Toronto Real Estate Board (TREB), marking a 22 per cent increase from the same month last year when 6,414 homes were sold. However, sales remained well below the September 2016 peak of 9,800 homes sold.

Despite the surprise timing this is LONG OVERDUE. Big banks have been lining their pockets with larger penalties by keeping this qualifying rate higher, while bonds have plummeted in the past 6 months. A little relief however from the stress test is a good thing.

The benchmark posted 5-year fixed rate, which is used for stress-testing Canadian mortgages, fell yesterday in its first move since May 2018.

At least its not an increase, but trending towards having the highest monetary policy in the G7 isn't a badge we should be wearing. Economic data is being skewed to serve the purposes of a very few, I don't think anyone one in Alberta, or even Ontario would agree with the term "booming economy."
