Most people don’t think about this… until they need it 😅

Every year, someone is scrambling to find their:
📄 Notice of Assessment
📄 T1 General tax return

Right when they’re trying to buy a home, refinance or renew.

The Canada Revenue Agency recommends keeping these for 7 years—and Lenders ask for them all the time.

Simple habit that saves you stress later:

👉 Download them after you file
👉 Save them in one folder
👉 Use the same spot every year

Takes 2 minutes now… saves you a ton of headaches later.

Future you will be very happy 👍

BoC Update for Apr 29, 2026.

🛑 Rates stayed the same — for now.

📈 Inflation is rising again — but mainly because of gas and food.

🐢 Canada’s economy is still growing — but slowly.

🫤 Future rate changes could go either direction.

Bottom Line: This announcement was more “wait and see” than “rates are dropping soon.”

BoC Rate Roulette winner announcement.

The Bank of Canada held their rate.

We had 9 entries. 7 correct guesses.

The winner is Lucas Scrivener.

Congrats on winning the $50 gift card.

The next Bank of Canada meeting is Apr 29 so our contest will go live on Apr 27.

BoC Rate held at 2.25% so Prime Rate stays at 4.45% 🛑
→ no change to Adjustable Rate Mortgages, Variable Rate Mortgages and Home Equity Lines of Credit so payments stay the same (for now)

Economy is slowing 📉 → rate cuts are still possible

Rising oil prices ⛽ → could push inflation back up

Timing of cuts is uncertain ⚖️

Fixed rates may stay volatile 📊

Cost of living could tighten cash flow 💸

This is a strategy market—positioning matters 💡

Bank of Canada decision Wednesday (Mar 18)… what’s your call?

Unemployment is rising, which could support a rate cut.

But inflation risks are creeping back thanks to higher oil prices from the Iran conflict.

Or the Bank could split the difference and hold steady.

Winner will be announced on Thursday.

Quick tip: SAVE YOUR SLIPS!

They’re not just for taxes — Lenders need them when you apply for a mortgage.

Save them now and save yourself a headache later.

Here’s a list of the slips that Lenders can ask for:

• T4A - Statement of Pension, Retirement, Annuity, and Other Income
• T4A(OAS) - Statement of Old Age Security
• T4A(P) - Statement of Canada Pension Plan Benefits
• T4E - Statement of Employment Insurance and Other Benefits
• T4RIF - Statement of Income from a Registered Retirement Income Fund
• T4RSP - Statement of RRSP Income

• T5 - Statement of Investment Income

Did you know you can borrow from yourself to buy your first home? 🏡

Through Canada’s RRSP Home Buyers’ Plan, eligible first-time buyers can use their own RRSP savings toward a down payment — with no tax on the withdrawal (as long as you follow the rules).

Here’s the quick breakdown:
✔️ Up to $60,000 per person ($120,000 for couples)
✔️ Used toward buying or building your first home
✔️ No tax upfront
✔️ Up to 15 years to pay yourself back
✔️ Miss a repayment? That portion becomes taxable

In other words — you can turn retirement savings into home ownership today… and rebuild it over time.

👉 Important: RRSP funds must sit for at least 90 days before they’re eligible.
👉 RRSP contribution deadline: March 2 (still counts toward last year’s taxes).

Thinking about buying your first place — or just want to understand your options?

Send me a message. Happy to help you map it out.

📌 Rate update: The Bank of Canada held their overnight rates so Prime Rate stays the same at 4.45%. Inflation is cooling, the economy is growing slowly, and for now this supports rate stability for borrowers. 🏡📉
