Property Taxes are due July 4

There is a 5% penalty if not paid or the Home Owner Grant is not claimed by July 4. Additional 5% penalty after September 1.

As for the Home Owners Grant remember that most people qualify for the regular $570 grant. Veterans and people with disabilities qualify for the additional grant. You can apply online on the government website!

A little introduction to the family behind the mortgages 🏡

My husband Colton is an electrical foreman. He’s athletic and especially loves hockey. He’s also a fellow foodie and board game enthusiast.

Teagan is almost 4, she’s our little firecracker and loves to sing and dance. She is always making us laugh and keeps us on our toes.

Mayson just turned 2. She’s calm, quiet and a little shy. She loves books and animals and copying anything her big sister does

Luna is 9, she changed my opinion on cats (never wanted one and now she’s my baby). She’s friendly and comes to say hi to anyone that comes over. She’s also crazy so we call her the Lunatic

River & Jovi: River is also almost 4. For those of you doing the math yes I got a puppy when I had a newborn and yes everyone thinks I’m crazy for that but I stand by it haha. River is VERY high energy, super friendly. If anyone ever wants to hike with us let me know cause her energy has no limits

Jovi: aka Jon Bon Jovi. My mom just brought Jovi into the fam in March he came all the way from Tijuana and is the most cuddly boy ever. Him and my Mom live in the basement suite so they are always close by

We live in Hammond area of Maple ridge and love it.

Many people are afraid to check their own credit or allow it to be checked by a professional in fear it will negatively effect their credit score. This is a MYTH

Your credit is not impacted by checking your own credit report or score. It is actually recommended you do this periodically in order to ensure everything is correct and to prevent identity fraud. Things to look for: your personal information should abe up to date, account balances, credit limits and payments should be accurate. If you see anything that stands out make sure to report or dispute it. You are entitled to a free credit check every year

“Hard Inquiries” are needed for large purchases or loans and are generally treated as a single inquiry for 14-45 days. In terms of your mortgage this gives us lots of time to shop around and find the best mortgage for you while keeping your credit score intact

1. Use your credit responsibility
- Only utilize 70% of your limit on credit cards & pay off as much as you can each month

2. Pay down existing debt
- Make it a priority to pay off your debt

3. Put extra money into savings account
- Did you get a Gift, bonus or overtime? Put it in a savings account

4. Reduce excess spending
- pack your lunch, make coffee at home, be choosy with your outings

MYTH

You can put as little as 5% down on a primary residence depending on the purchase price. Here are the requirements:

For a primary residence with purchase price of $500,000 or less, downpayment can be a minimum of 5%

For primary residence with a purchase price between $500,000 to $1,000,000: Down payment must be 5% of the first $500,000 and 10% for the portion of the purchase price above $500,000

Primary residence with a purchase price of $1 million or more is when you must have a 20% down payment

Rental properties also require a 20% down payment

Second Home: A second home used for family or recreational purposes can be bought with the minimum down payment of 5% depending on purchase price.

Please note that 20% down is required to avoid CMHC insurance fees
