VILLA VIRTUOSO Investor Update – January 2023
Happy New Year everyone, we’re incredibly grateful to be sharing our January 2023 progress update with you, our VIRTUOSO Investor Family & Community.
Now that we’re well into winter, the Roof is on and the temporary heat system is keeping our building warm and dry the drywall is progressing well at about 60% complete, with insulation at about 80% complete, Windows and Doors are installed in preparation for interior paint and finishes. Siding is about 50% complete and we’re in good shape as we work through the rainy/snowy season.
We’re in full sub trade mode now with Electrical, Mechanical, Plumbing, Siding, Elevator and other contractors continuing to progress. The installation of Drywall is a major milestone that our On-Site Construction Management Team deserves massive credit for.
Huge Shout out to our On-Site VCV Project Manager Michael Genovese and our Construction Manager (CM) Sargent Construction Ltd. http://www.sargentconstruction.ca/pastjobs.html led by Lyall Sargent, a welcome addition to the VIRTUOSO Team.

Progress Highlights:
Virtuoso Venture Inc. employees Justin and Bratzo assembling scaffolding for the siding crew during the big snowfall in December.

Siding mostly complete on the West wall.

Nick Kent completing stairwell Shear Walls and other framing.

All interior bedroom and bathroom walls as well as party walls are insulated for soundproofing.

Drywall progressing on the 3rd, 4th and 5th floors.
Temporary Heat.

Amenities level ready for drywall mid January.

Hello VIRTUOSO Investors.

With hopefully the last cold snap of winter 2022 behind us we’re in full construction progress on VILLA VIRTUOSO with no delays since the Christmas break and cold snap!

Our contractors continued to progress and passed some significant milestones over the past month.

We are excited to share that our Parking Garage concrete work is now 70% complete, and the Framing Walls for the 1st floor were delivered to site last Friday and are going up this week.

The remaining 1/3 of the Parking Garage Suspended Slab shoring and rebar are now in place and scheduled to be poured this Wednesday.

We are thrilled to share with the Virtuoso Investor Family & Community photos of construction as of December 22, 2021.
Our building contractor is working diligently and making great headway with foundations. We are also excited to see our new rental advertising sign installed on-site.

We would like to wish everyone a Merry Christmas and Happy Holiday Season. It’s the most wonderful time of the year, let us celebrate by spreading cheer! May this Christmas end the present year on a cheerful note and make way for a fresh and bright New Year.

We want to emphasize how tremendously grateful we are that the ongoing flooding in the area has not affected construction and that our hearts go out to all those affected as so many projects are delayed.

We are thrilled to share with the Virtuoso Investor Family & Community photos of construction as of November 18, 2021.

We are making great progress on the Basement Level concrete construction with our Basement floor slab pour completed as scheduled this past Wednesday November 17.

We want to emphasize how tremendously grateful we are that the ongoing flooding in the area has not affected construction and that our hearts go out to all those affected as so many projects are delayed and so many families are experiencing dire circumstances as a result of the flooding.

Finally the Federal and Provincial governments get it, no matter how many affordable housing projects a programs they fund they will never fix the affordability and vacancy crisis until they legislate a change to Municipal Councils and Planning Departments.
They need to legislate that they must approve Multi Family projects when the vacancy rate in thier Municipality is below 4%.
If they did this one thing the rental and affordability crisis would be solved in 10 years or less and would be sustainable.

Opinion: B.C. gov't will have to take the lead on housing, but it remains to be seen whether the New Democrats are bold enough to override local government
