Variable rate mortgages and lines of credit = good news for people holding those products. Discounts of prime remain good, while the fixed rates are inching up for most terms.

The “summer slowdown” gets talked about like it’s a bad thing, but it’s not always.

Yes, compared to spring, things often feel a little quieter in the summer. Fewer new listings come up each week, and some buyers take a step back for holidays, travel, or just a break from the busy spring pace.

But for buyers who stay in the market, that shift can actually work in your favour.

Less competition can mean fewer bidding situations, more room to negotiate, and sometimes sellers who are more open to discussion if their home has been sitting a bit longer.

It also gives you a bit more breathing room, less pressure to make rushed decisions just because everything is moving fast around you.

So while it might feel slower, that doesn’t mean opportunities disappear. They just show up in a different way.

If you’re thinking about buying this summer, it’s worth knowing how to use that slower pace strategically instead of waiting it out.

Navigating the mortgage world can be tricky, especially when you’re looking at options like refinancing up to 90% (only in certain circumstances!), breaking a mortgage early, or exploring alternative lenders.

Rates, terms, and penalties can vary widely between lenders, and the wrong move could cost you thousands.

A mortgage broker can guide you through all your options, help you understand the numbers, and make sure the solution fits your situation, not just the headlines.

If you want a guide through the confusing parts of mortgages, send me a message. Having someone on your side can make a huge difference.

Spring is full of excitement, more listings, longer daylight, and a sense that “everyone is buying.” It can make house hunting feel fast-paced and competitive.

Winter, on the other hand, often brings quieter markets, fewer showings, and more time to think through decisions. Sometimes it’s easier to find a hidden gem without the rush.

Both seasons have pros and cons, but the key is staying focused on your budget, priorities, and plan, no matter the time of year.

If you want help navigating the market this spring without getting swept up in the frenzy, send me a message.

What is the difference between A and B lenders?

Understanding the types of lenders can make a big difference when you’re getting a mortgage. Not all lenders operate the same way, and knowing your options can help you find the best fit for your situation.

➡️ A lenders are the big banks and traditional lenders. They usually offer the lowest interest rates and standard mortgage products but may have stricter approval requirements.

➡️ B lenders are often called alternative lenders. They may work with clients who have credit challenges, self-employment income, or other unique circumstances. Rates can be higher, but they offer flexibility when traditional lenders say no.

Choosing the right lender isn’t just about the rate, it’s about what works for your financial situation.

If you want to explore your options and see which lender type could be best for you, send me a message.

Design trend check: love it or leave it? 👀

Home design trends come and go, but some stick around while others fade fast. From open shelving and statement lighting to bold wallpaper or sleek countertops, there’s always something new catching everyone’s eye.

The fun part? Everyone has an opinion. What’s trendy might not be your style—and that’s okay! The key is to focus on what makes your space functional and enjoyable for you, not just what looks good in a magazine.

So here’s the question: which of these trends would you embrace, and which would you pass on?

Buying a home during a separation or divorce? It happens more than you think.

This kind of purchase comes with unique challenges. There are financial considerations, timelines, and decisions that can feel overwhelming when you’re already navigating a big life change.

Some things to keep in mind:

➕ Your budget – factoring in shared assets, ongoing obligations, and new expenses
➕ Equity and ownership – understanding how to handle property division or buyouts
➕ Financing options – lenders may have specific requirements in these situations
➕ Support team – working with a broker, lawyer, or accountant can make a huge difference

With the right guidance, it’s possible to make a purchase that supports your new chapter rather than adding stress.

If you’re in this situation and want help navigating your options, send me a message.

Stop thinking about the full down payment all at once.
That number can feel huge and discouraging. Instead, focus on one small, realistic habit you can stick to: a weekly transfer, a monthly goal, or using “found money” like bonuses or tax refunds.

Progress builds faster than you think when it’s consistent and doable.

If you want help figuring out a savings plan that fits your life (not one that makes you miserable), send me a message. I’m happy to help.
