Things I can predict:

Alberta will have all four seasons in one week.
Someone will complain about the Blue Jays
Someone will ask me, “Do you think rates are going down?”

Things I cannot predict:

Exactly where mortgage rates will be six months from now. And honestly? Neither can anyone else with 100% certainty.

That’s why I’d rather help you make a plan based on your finances, your timeline and your comfort level instead of trying to time the market perfectly.

Thinking about refinancing your home to access equity? If you purchased your home in Alberta within the last 1–3 years with a 5% down payment, it may not be as straightforward as you expect.

When you buy with 5% down, the default insurance premium is added to the mortgage, leaving you with very little equity right from the start. On a refinance, lenders can typically lend up to 80% of your home’s current appraised value.

While many Alberta markets have remained strong, most properties purchased in the last few years haven’t appreciated enough to create significant accessible equity. That means there may not be enough equity available to refinance and pull funds out.

Every situation is different, and there are always exceptions, but it’s important to understand how equity is calculated before making plans based on your home’s value.

Thinking about buying your first home? Here are the minimum documents typically needed for a mortgage pre-approval!

If you’re an employee:
✔️ Last 2 years of T4s
✔️ Letter of employment
✔️ Current pay stub (seasonal workers may have some flexibility)
✔️ Information on your down payment, including whether it’s gifted and who it’s coming from

If you’re self-employed:
✔️ Last 2 years of full T1 Generals
✔️ Business financial statements (if incorporated)
✔️ Notices of Assessment

The pre-approval process is often simpler than people think! Getting your documents together early can help make the home-buying journey much smoother.
