My last post talked about the new mortgage rules affecting both new and existing mortgage customers ability to qualify for a mortgage. I wanted to let you know as a mortgage agent I have lenders that are not required to follow the new guidelines. If you are concerned about the amount of mortgage you can qualify for, give me a call. New mortgage rules again!! Effective January 1, 2018 the new minimum qualifying rate (stress test) for uninsured mortgages (less then 80% loan to value) will be the greater of the 5 year benchmark (4.89%) published by the Bank of Canada or the contractual mortgage rate plus 2%. Please note that the qualifier rate is not your mortgage rate, it is the rate the lender must use to ensure you can afford any major rate increase.. Mortgage rates for a 5 year term are still between 3.09% and 3.49% depending on the lender.

Please DO NOT automatically renew your mortgage with your existing Bank. The renewal rates offered are usually 1.5 to 2% higher than rates offered to new customers. Were you aware of that?? I had a meeting with a Banker a few weeks ago and have not been able to get the conversation out of my mind. This gentleman was laughing about the money the Banks make on mortgage renewals, given the fact " most customers would rather just sign a renewal document than have to go through the aggravation of having to qualify for a new mortgage." Do you have any idea the money...your money you could save simply by moving your mortgage., usually at no cost to you The difference could be thousands of dollars over the life of your mortgage.
So, when you receive your renewal document from the Bank, do me a favor and give me a call. I will be happy to compare rates and payments for you based on what other lenders are offering. At least make an educated decision before you sign the renewal. This person went on to say the Bank's mortgage renewal rate is approximately 60%. Then he laughed again!!! Thinking about buying your first home? Were you aware with the Home Buyers’ Plan you can withdraw individually $25,000 or $50,000 with a spouse from your RRSP tax-free. A repayment plan is provided at time of withdrawal.
No RRSP’s, a gifted downpayment from an immediate family member is also acceptable as long as there is no requirement for repayment.
The new requirement to qualify for a high ratio mortgage (home purchase with less than a 20% downpayment) at a base rate might lessen your buying power but should not take you out of the market. The current mortgage rates are still the lowest they have ever been, and yes your mortgage payments will be calculated and administered at the lower rate. Sound confusing, give me a call.
