So, I did a quick illustration to a post I saw on a Facebook Group. I've been doing this for a long time and when I see $10K operating income on $1.25M for a Triplex, my immediate response is, nope!
I am not saying real estate isn't a good investment (someone is paying your mortgage and utilities), what I am illustrating here is in the first few years, until you are able to pull some equity out, you will need to cover the costs of you the investment.
If you are going to purchase an investment property make sure you have accounted for all the cost. If you have cash for the down payment or if you are using your credit line, there is a cost that you need to include when cashflow/surplus is calculated.
