The next Bank of Canada announcement is July 13th.

The latest 7.7% inflation number almost locks in a 0.75% rate hike in July. What do you think?

We don’t have a crystal ball and we don’t know what exactly will happen but here is what we know:

The central banks have increased the money supply (M2) by a significant portion in the last 24 months. It’s now causing inflation that they can’t seem to control.

So what are they doing about it? Raising rates so far.

Here is the thing… central banks can’t print more oil, they can’t print more houses and they can’t print more supply chains. So if we enter a recession shortly, what are they likely going to do? The only thing they can do - print more money.

With so much uncertainty, I understand that you might have questions regarding securing or refinancing your mortgage. I’m always happy to connect and discuss available options for your unique situation.

Ontario is increasing their Non-Resident Speculation Tax (NRST) to 20% (up from 15%).

Effective March 30, 2022, the Non-Resident Speculation Tax (NRST) rate was increased to 20 per cent and expanded provincewide. As a result, the NRST may apply on the purchase or acquisition of an interest in residential property located anywhere in Ontario by individuals who are foreign nationals (individuals who are not Canadian citizens or permanent residents of Canada) or by foreign corporations or taxable trustees.

The NRST applies in addition to the general Land Transfer Tax (LTT) in Ontario.

Prior to March 30, 2022, the NRST was a 15 per cent tax on the purchase of an interest in residential property in the Greater Golden Horseshoe Region (GGH) of Ontario by individuals who are foreign nationals or by foreign corporations or taxable trustees. The map of the GGH and a listing of municipalities, counties and regions within the GGH is outlined below on this page.

➡️ Home Buyers’ Plan (HBP)
This program allows first-time homebuyers to withdraw up to $35,000 tax-free from their registered retirement savings plans (RRSPs) to buy or build a home in Canada.

➡️ First-Time Home Buyers’ Tax Credit
The Home Buyers’ Amount offers a $5,000 non-refundable income tax credit on a qualifying home purchase. For an eligible individual, the credit will provide up to $750 in federal tax relief.

➡️ Land Transfer Tax Refund
As a first-time homebuyer, you are eligible for a land transfer tax rebate for an owner-occupied home purchase in the provinces of Ontario, British Columbia, and Prince Edward Island.

➡️ First-Time Home Buyer Incentive
Eligible first-time homebuyers who have the minimum down payment can apply to finance a portion of their home purchase through a shared equity mortgage with the Government of Canada.

➡️ GST/HST New Housing Rebate
This program is available to Canadians who are looking to buy, build, or substantially renovate a home in Canada. If you qualify, the applicable GST/HST is then rebated to you.
