On December 15, 2024, the federal government introduced measures to make homeownership more accessible for Canadians. Here’s what’s new:

1. Higher Price Cap for Insured Mortgages – Now Up to $1.5 Million!

Dreaming of owning a higher-value home? The maximum price cap for insured mortgages has been raised from $1 million to $1.5 million, making it easier to secure your dream property.

Here’s how it works:
• High-ratio mortgage insurance applies to homes purchased with less than a 20% down payment and an LTV ratio greater than 80%.

To qualify:
• The property value must be under $1.5 million.
• Down payment requirements:
• 5% on the first $500,000.
• 10% on the portion between $500,000 and $1.5 million.

What this means for you:
More flexibility to purchase higher-value homes with affordable down payments!

2. 30-Year Amortizations for First-Time Buyers and New Builds!
