The Bank of Canada held the rate, so variable mortgages didn’t jump again. Breathing room = unlocked.

🧪 Stress test = still brutal
You still have to qualify at your rate + 2% (or 5.25%). Strategy matters more than rate shopping.

📉 Ontario buyers quietly gained power
GTA prices are down year-over-year and homes aren’t flying off shelves like before.

I kept getting asked the same question this week: "Does the new 30-year amortization rule actually lower my payments, or does it just cost me more interest?"

So I built a simple Excel tool to run the math properly.

It calculates:
