The economy may be slowing… so why aren't interest rates automatically coming down?

Great question — and this is where economics can get confusing.

The Bank of Canada says new U.S. tariffs and trade uncertainty could significantly slow Canada's economic growth later this year.

Normally, a slowing economy can create an argument for lower interest rates.

But there's another side to the story.

Higher oil and fuel prices are keeping inflation elevated — and persistent inflation can make it harder for the Bank of Canada to lower rates.

So right now, the Bank is essentially watching two forces pulling in opposite directions:

📉 Slower economic growth → can put downward pressure on rates
📈 Higher inflation → can put upward pressure on rates

What does that mean for your mortgage?

It means one economic headline doesn't necessarily tell us where mortgage rates are headed next.

Variable rates are influenced by Bank of Canada decisions, while fixed mortgage rates are influenced more by the bond market — and both are reacting to what's happening in Canada and around the world.

💡 The takeaway: Don't try to time your mortgage based on headlines.

We ensure your mortgage strategy is based on your financial situation, your plans and your tolerance for changing rates.

Allow us to remove the stress in understanding the why behind the numbers which can help you make a better decision.

Bank of Canada rate decision, here's what it actually means for you:

🏠 VARIABLE MORTGAGE
If there are changes to the key lending rate, your rate/payment will be affected as variable mortgages are tied to lender prime.

🔒 FIXED MORTGAGE
Today’s announcement doesn't influence your rate. Fixed rates are influenced more directly by bond yields.

🔑 HELOC / LINE OF CREDIT
If your borrowing is tied to prime, changes in lender prime can change the interest you pay.

WHAT SHOULD YOU DO?
Likely nothing......rates moving or holding, doesn't mean your mortgage should. BUT, if you're renewing, buying, carrying variable-rate debt, or wondering whether your current strategy still makes sense, that’s worth a conversation.

Think you need a huge pile of savings before you can buy a home? You may have more options than you think.

When it comes to your down payment in Canada, the funds don’t always have to come from money sitting in a savings account. Depending on your situation, acceptable sources may include:

• Personal savings
• FHSA funds
• RRSPs through the Home Buyer's Plan
• Gifted down payment from family
• Proceeds from the sale of another property
• Existing home equity
• Investments or other assets
• Borrowed funds, in certain cases
• Government assistance programs
• Corporate subsidies or even sweat equity under specific programs

The key is this: not every lender treats every source the same way.

That’s where getting advice early can make a big difference.

Before you assume you’re “not ready” to buy, it may be worth having a conversation to see what options are actually available to you.
