Markets shift. Rates change. Headlines come and go.

What tends to matter most is having a plan that fits your life and your cash flow - not trying to time things perfectly.

Whether you’re renewing, adjusting, or simply paying attention, steady planning creates options. And options create confidence.

First-time home buyers - a quick tax reminder.
If you purchased your first home, you may be eligible to claim the Home Buyers’ Amount on your personal income tax return.
It’s one of those details that’s easy to miss, especially in the first year of home ownership, but it can make a meaningful difference.
If you’re unsure whether this applies to you, it’s worth checking before you file - or confirming with your accountant or tax professional.

I share reminders like this so nothing important gets overlooked.

Homeownership is rarely about one big moment. It’s built through a series of thoughtful decisions over time - some planned, some unexpected.
When those decisions are made with clarity and intention, everything tends to feel steadier. That’s true whether you’re buying, renewing, or simply planning ahead.
This is the lens I bring to my work every day.

Mortgage decisions aren’t meant to be rushed.

The right solution comes from understanding your priorities, your comfort level, and what matters most to you long-term — not from reacting to noise or chasing quick answers.

Good advice creates confidence.

Pressure creates regret.

My role is to help you feel informed, steady, and supported — so the decision you make feels right not just today, but years from now.

Markets shift, rates change, and headlines come and go — but thoughtful planning stays relevant.

Whether you’re renewing, adjusting, or just paying attention, the most important thing is understanding your options and choosing what supports your life and cash flow.

You don’t have to react to everything. Sometimes the best move is a calm conversation and a clear plan.

Many homeowners who bought or renewed in 2021 are starting to see renewal notices — and yes, interest rates look different than they did a few years ago.

That doesn’t mean you’re stuck or out of options.

Renewals are an opportunity to step back, look at cash flow, and make adjustments that support where your life is now. Sometimes that means restructuring, sometimes it means small changes — and sometimes it just means having a clear conversation.

You don’t need to figure this out on your own. We can talk it through and work toward a solution that makes sense for you.

A lot of peace of mind comes from knowing you’re not navigating things alone. Whether it’s a big life change or a small adjustment, having a plan — and someone you trust to talk it through with — makes all the difference.

Your mortgage should support your life as it evolves, not create stress when things change.

Updates from the 2024 BC Government budget that directly impact the mortgage industry and housing market in BC

🔑 Property Transfer Tax Exemptions: The 2024 budget brings changes to the Property Transfer Tax exemptions:

1️⃣ First-Time Homebuyers’ Program: The threshold for this program has finally been increased. Now, qualifying first-time buyers can enjoy a complete exemption on the first $500,000 of homes valued up to $835,000, potentially saving up to $8,000.

2️⃣ Newly Built Homes: Buyers of newly built homes will now see an increase in the exemption from the current $750,000 to $1,100,000. 💰

These changes are designed to support homebuyers and stimulate the housing market.

🗓️ If you have a renewal coming up, are in the market for a new home, or would like to refinance to consolidate debt, make sure you hold a rate now. 💰

In this increasing rate environment, rate holds are key.

If interest rates decrease ⬇️ before your mortgage completes, you’ll get the lower rate, but if rates rate increase ⬆️you’re protected with a rate hold.
