If you're house hunting in British Columbia's Lower Mainland or Calgary, this week's numbers are worth a look.
Sales in the Lower Mainland were down 6.7% in July and remain nearly 19% below the ten-year average. Calgary sales dropped 9%, largely because there are more condos listed than there are buyers right now. When fewer people are competing for the same homes, sellers tend to be more open to negotiating on price, conditions, and timelines.
That kind of breathing room is real buying power, especially if you've felt priced out or rushed in the past. It gives you more time to think things through and more say in how an offer comes together.
