Bad credit doesn’t mean no mortgage. It means no plan yet.

Here’s the truth nobody tells you at the bank: you don’t need perfect credit to buy a home. You need a strategy.

Five things that actually move the needle:

āœ”ļø Pay on time. Every time. It’s the single biggest factor in your score, not the flashy stuff, just showing up.

āœ”ļø Keep balances ideally under 30% of your limit. Maxed out cards scream ā€œriskā€ to lenders, even if you’re paying them off every month.

āœ”ļø Stop opening new accounts. Every application dings your score. Slow down.

āœ”ļø Mix it up. A credit card and a loan on your record beats just one or the other.

āœ”ļø Don’t close an old account, like a credit card. The length of history is a contributing factor to established credit.

āœ”ļø Actually use your credit. Sitting on an unused card doesn’t build history. Lenders want to see you can handle debt, not avoid it.

None of this happens overnight. All of it is doable.

I see both sides of this ….

- I see why we need to track down payments. Money laundering is a huge problem, and rules are in place to protect and prevent. I respect this.

- I also think it’s fair to educate and set expectations with borrowers so they know what they’re up against. Down payment is the biggest pain in the butt with a mortgage. If you’ve ran into these problems before, you’ll absolutely echo this!

… so how does it work?

When providing proof of down payment, we need a full 90 day history of these funds. If there’s large deposits, we need to see the history of EVERYTHING!

Sold a truck? I’ll need the bill of sale
Transferred from your savings? I’ll need those statements

The easiest thing to do is to have an account meant specifically for your down payment. Have your payroll deposited to one account, and transfer funds out of this account into a spending account. That way we see where the savings are coming from (an accumulation of your income), but I don’t need to know how many times you stopped at Sephora and Starbucks (that’s what you’d see in mine 🤪).

Important statement - I don’t care where you’re spending your money, what you’re doing, none of it. This is a judgement free zone. This is a safe space. I find so many people have shame around this thinking they should spend their money better, or have more, or not have bought pot šŸ˜… - it doesn’t matter!!!!

I can appreciate how people can get incredibly frustrated with this process, and that’s why I’m here educating you.

20 years since graduation. But some of these friendships? Way longer than that. Doesn’t even make sense when I do the math.

Rolled back into Taber for Cornfest and saw faces I hadn’t seen in two decades, and a few I’ve never stopped seeing. Started in junior high, still here now. Somehow that’s longer ago than ā€œ20 yearsā€ and I still can’t wrap my head around it.

Both hit different. The reunions felt like time travel. The ones still here feel like proof something’s built right.

There’s a lot of history here 🄰

Home will always be home.

Maybe the butterfly was a little reminder šŸ¦‹

We spend so much of our lives waiting until we feel ready.

Ready for the next chapter.
Ready to take the leap.
Ready to make the big decision.

But the truth is, some of the biggest changes in life happen when we decide to move forward before we have every single thing figured out.

Buying a home can feel like that.

It’s a big commitment. A big financial decision. Sometimes it means making sacrifices, taking a calculated risk, and stepping outside of what feels comfortable.

But so does growth.

You don’t become a butterfly by staying exactly where you are šŸ¦‹ (okay, and what’s a butterfly without some Mariah Carey?!)

Sometimes you have to trust that the version of your life on the other side of the scary decision might just be worth it.

And maybe that’s why this little guy landed on my coffee!

A reminder that change can be beautiful… even when the process feels a little uncomfortable!
